The primary role of Rebound is often to manage the entire real estate acquisition and or development process. While other members of the project team may perform specific tasks at different stages during the acquisition or development, Rebound's flexibility serves the execution of tasks independently or in conjunction with other members of the project team.  Whether building from the ground up, renovating historic properties, or laying a vision for multiple use developments, Rebound continues to meet the specialized needs of the diverse Minnesota communities.


Development Phasing


ORGANIZATION 

Rebound will assemble the development team, identify the project’s goals and objectives, secure/define the property to be developed, and work with the team to develop an initial building concept. RRE will also work with the team in assessing the financial and operational capacity to undertake development of the project.


FEASIBILITY

Rebound will work with the team to assess the project’s feasibility. This step typically involves tasks such as: market/need/demand analysis, preliminary designs, preliminary capital and operating budgets, financing applications and negotiations, and zoning/development approvals. The objective of feasibility is to determine whether the project should proceed to the next stage of development.


PRE-CONSTRUCTION

Pre-construction is a major step for the development team and involves significant expenditure of funds for not only architectural, engineering services, but syndication and financing costs. This is often the stage where an acceptable construction contract is established. The goal of step three is to arrive at a final capital cost budget, finalize agreements, and achieve all necessary approvals in order to proceed with construction.


CONSTRUCTION

Rebound will participate in all construction meetings, working with the team to resolve construction issues that arise; Accounts for all project costs; Facilitate construction draws from the appropriate financing agencies. RR will work with the marketing and management teams to ensure timing of preleasing, marketing, and start up operational activities are proceeding per plan.

 

CONSTRUCTION CLOSE-OUT

Rebound will work with the team with transitioning for on-going property management, initial move-ins, completing construction punch list items, and finalizing the project's capital costs.
